One of the few genuinely useful decisions you make when booking Athens is which rate to stand on. Nightly and monthly are not two prices for the same thing; they are two different products. Pick the wrong one and you either overpay for flexibility you do not need, or lock into a length you are not sure about. The maths is simpler than it looks.
Here is the whole logic in one line: the longer you commit, the less each night costs, because the expensive part of hosting is the turnover, not the stay.
How the discounts stack
The rate steps down as the stay grows. A week earns a discount. A fortnight earns a larger one. A month, from 28 nights, drops the nightly cost by 50% or more. These are not codes to hunt for; they apply automatically as the length crosses each threshold.
- Seven nights and up: a weekly discount, applied at booking.
- Fourteen nights and up: a deeper fortnightly rate.
- Twenty-eight nights and up: the monthly rate, 50% or more below nightly.
You are not paying for nights. You are paying for turnover, and a month has almost none.
Where the line actually falls
The useful question is not short or long in the abstract, but where the crossover sits for your trip. As a rule of thumb, once a stay creeps past three weeks, the monthly rate often costs less in total than the shorter rate does for fewer nights, because the per-night drop is that steep. If you are staying twenty-four or twenty-six nights, it is worth pricing twenty-eight. Sometimes the longer booking is literally cheaper.

Flexibility, and the honest catch
Short stays flex more, by nature. But you do not have to trade all your flexibility for the monthly price. You can book the monthly rate without knowing your exact departure, and extend by a message if the apartment is free.
Cancellation works differently on either side of the thirty-day line, which is worth knowing before you choose. On a reservation up to 30 days, cancelling or changing dates is free until 15 days before check-in, and the optional Stay Flex add-on extends that window to 5 days. On a reservation of 30 days or more, cancelling more than 30 days ahead is refunded in full; between 15 and 30 days you are charged half the first month; inside 15 days, the first month in full. The honest catch is only this: promotional and discounted rates are non-refundable whenever you cancel, so take one only when your dates are firm.
